The Role of an Architect
The basic role of the architect is design and realize the vision held by each client, while ensuring that the process smoothly clears obstacles created by regulations and budget.  While architects are not directly responsible for the actual construction, they control costs by managing the fee bids from construction companies.  They then manage the project on behalf of the client to prevent below standard work and ensure the highest construction quality.  Building projects are involved and costly, which necessitates the impartial judgement of an architect from concept to completion.




Our Design Process
The design process begins with close communication between architect and client, so that design issues may be closely examined.

Working drawings prepared by most architectural offices are usually not enought to judge and visualize the design.  Design is a process of communiction, and we feel that craft is not just limited to building, but as part of the drawing process too.

Having co-founders of different American and Japanese cultural backgrounds is an important aspect of our design office.  We have found that as two people of different cultural backgrounds working together, it is essential to have a process of discovering the project goals, and of developing and sharing a solution process.  Through that process we start with the client and get the opinions of various people involved with the project, with this process of sharing information we can begin making.  Through this process, we feel that new design has the potential to bring fun and pleasure to everyday life.

The Design Process




1.
Preliminary Consultation
Please contact us for an initial consultation, in order to discuss your building program, budget, schedule, as well as design interests.  This should enable us to get an overall view of the project and start focusing of priorities.  Even if you are still in the process of looking for property or building, we are pleased to lend counsel for this, and introduce reliable real estate agents as well.









2.
Field Survey / Basic Plan Proposal
After consultation we are able to prepare a general design proposal. By doing this you can confirm the viability of the site, calculate building volume limitations, and understand local regulations.

Normally a preliminary proposal may be conducted free of charge.








3.
Contract
After thorough study of the project, we will submit a fee and schedule proposal for your review.  Upon mutual understanding of these conditions a contract is created and work may proceed.
Upon a Client-Architect agreement, approximately 10% of the fee payment is requested.








4.
Schematic Design Phase
During this phase the basic framework for the design is established.  Basic issues such as program, planning, structure, climate control and water facilities are decided.
Upon completion of this stage, 20% of the fee is requested.








5.
Construction Drawing Stage
Based on the determined basic design, drawings and estimates are produced in preparation for actual construction.  Materials and details are proposed through sample panels, models and computer renderings so that you have a thorough image of the end result.
Upon completion of this stage, 40% of the fee is requested.








6.
Bidding Stage / Budget Adjustment
After construction documents are completed, we submit them to several contractors so that there is a competitive bid.  Based on the fee proposal, as well as an overall review of reputation and construction practice, we recommend the contractor for the job.  In many cases we also re-examine the design to ensure that the construction fee is within the the budget. 









7.
Building Permit Application
At the same time as the Bidding Stage, the building drawings are submitted to public agencies to acquire building permission documents.









8.
Construction Contract
After the construction cost is agreed upon and the building permission is granted, a formal contract may be established with the construction company and construction begins.









9.
Construction Supervision
As an agent of the owner, the architect conducts regular site meetings to ensure that the construction is progressing according to plan, and regular inspections to ensure high construction quality.  Any additional work is review and estimated properly to ensure fair fee charges.









10.
Construction Completion
Building Handover
After completion of construction, public officials inspect the premises to confirm the building is built to plan.  Any deficiencies are addressed by the contractor, and ultimately the building is handed over to the client.
Upon completion of construction, the remianing 30% of the fee is requested.









12.
Follow-up Maintenance
We believe in maintaining an ongoing relationship with all of our clients, and gladly address any concerns during the life of the building.
